Controlled Environment Building Association (CEBA) “Built By The Best” Award winning box-in-box project in Lancaster, Texas.
This project converted 88,115 SF within an existing 550,000 SF tilt-up warehouse into a high-care cold storage, processing, and packaging facility for a global meal kit brand—all while adjacent tenants remained operational.
The facility includes multiple temperature-controlled environments with strict tolerances: a 0°F freezer, 36°F coolers and cool docks, and ambient storage and packing areas.
A major innovation was the design of a custom smoke and heat evacuation system to meet Lancaster’s unique fire code amendments, which removed typical exemptions for freezer and cooler spaces. Overall, the project involved a high degree of interdependency and a constantly evolving scope and was completed on time and within budget.
